The City of Idaho Falls Community Development Services department coordinates Building and Planning functions for projects inside Idaho Falls. The Building Division handles permit review, code compliance, and inspections; the Planning Division administers the city’s zoning and subdivision ordinances.

Idaho Falls building permits and Cityworks

Idaho Falls replaced its former eTRAKiT system with Cityworks in April 2024. Applicants must create a Cityworks account to apply for permits or projects, pay fees, schedule inspections, and check inspection results. The City states that a permit must be obtained before regulated construction, alteration, repair, demolition, or a change in occupancy begins.

Idaho Falls inspections and certificates of occupancy

The permit holder is responsible for scheduling required inspections through Cityworks and providing access to the work. Idaho Falls’ official certificate-of-occupancy guide lists building, mechanical, electrical, plumbing, water, Public Works, fire, and zoning finals that may be required before a certificate is issued. Once required inspections pass and fees are paid, contact the Building Division at (208) 612-8270 for the paper certificate.

The City explains that a certificate is not required for work with no occupancy or change of use; in those cases, the Building Division may issue a final approval letter instead. Confirm the project’s occupancy classification and final-inspection list with the Building Division before scheduling finals.

Idaho Falls zoning and development review

Planning administers the Zoning Ordinance and Subdivision Ordinance and provides a zoning map, development codes, comprehensive-plan materials, and pre-development resources. Use the development-process page to check whether a rezone, planned unit development, conditional-use process, site-plan review, or other planning step is needed before the building permit can be approved.
