The Washoe County Building Program provides plan check, permit, inspection, and building-code services for unincorporated Washoe County. Reno and Sparks are incorporated cities with their own building officials, even though all three authorities participate in the OneNV regional licensing and permits system.

Washoe County permit process

Use OneNV to submit eligible building permit applications, upload documents, pay fees, check permit status, and manage corrections. The County’s Building Program publishes residential and commercial applications, adopted-code information, plan-review resources, and permit-status links. New permit submittals are reviewed under the County’s currently adopted code editions and Northern Nevada amendments.

Inspections, zoning, and occupancy

Schedule inspections through OneNV or the County’s automated inspection line at (775) 325-8000. The Building Program says inspection and plan-check services are intended to apply County-adopted ordinances and minimum construction standards. Planning and Development handles zoning and code-compliance questions; the County recommends supplying the street address or assessor’s parcel number when reporting a land-use issue.

For projects requiring occupancy approval, coordinate the final building and other agency approvals before use. County materials describe the Certificate of Occupancy as following completion of the required inspections and approvals. A project in Reno or Sparks must instead follow that city’s occupancy process.
