North Platte building department

North Platte’s Building and Inspection office is at 211 West 3rd Street. The public entrance is on Sycamore Street. It is a small office: a Building Official, two building inspectors and a permit clerk, all on one main line with extensions. There is no online permit portal. You fill out the City’s PDF application for your project type and email it to [email protected] or bring it in. The application has check and cash payment fields.

What needs a permit and what doesn’t

The City’s Permit Applications page lists these as needing a permit:

• new homes and new commercial buildings
• additions, and residential or commercial remodels
• detached garages, carports and patio covers
• decks with roofs
• sheds of 200 sq ft or more
• egress windows, and enlarging a door or window opening
• gas piping and new or replacement gas appliances
• changes to plumbing rough-in, and sewer and water lines
• sidewalks, driveways, curb cuts and new parking lots
• fences and signs
• occupancy changes
• demolition and moving a structure
• mobile homes, ag buildings, temporary structures and multi-dwelling buildings
• floodplain determinations

No permit is needed for:

• accessory structures under 200 sq ft
• decks without a roof
• concrete on private property
• shingles and siding
• above-ground or in-ground pools
• replacing an existing parking lot

A permit expires 180 days after it’s issued if no construction has taken place. Applying doesn’t guarantee approval: the City must receive and verify all supporting documents before it issues a permit.

Both forms ask for the zoning district and flood zone. Both require an architect for buildings over 10,000 sq ft.

New homes are charged one flat fee that covers every permit needed to build the house. The square footage counts garages and covered porches.

Starting work without a permit doubles the fee. There is also an investigation fee of $150 or actual time.

Plumbing, gas and electrical

North Platte licenses its own plumbers and gas fitters.

To test for a license, you file the City’s application. You then schedule the exam through Pearson VUE (pearsonvue.com/icc/license or 1-877-234-6082). A local Plumbing Board oversees the trade.

The City’s posted fee schedule has no electrical permit fees. To find out who inspects wiring at a North Platte address, use the Nebraska State Electrical Division’s inspection map, which looks up the inspecting agency by address.

Check the floodplain designation before buying or building: the permit application asks for the flood zone, and floodplain development needs its own $75 permit.
