Evansville and Vanderburgh County share a regional Building Commission for building-code administration. The commission says it serves property throughout Vanderburgh County, while the Evansville–Vanderburgh County Area Plan Commission handles land-use planning, zoning, subdivision review, and Improvement Location Permits. The same regional path also covers the Town of Darmstadt for applicable planning matters; verify the parcel before applying.

Evansville building permits and plan review

The Building Commission requires permits for new buildings, additions, structural alterations, accessory buildings, pools, windows, siding, re-roofing, demolition, moving buildings, fire alarms, fire suppression, HVAC, and electrical work. Start with the Area Plan Commission for zoning, site, floodplain, or Improvement Location Permit requirements, then apply through the official online permitting path or follow the commission’s email and in-person instructions for permit types not yet available online.

Evansville’s building-permit guidance states that Indiana establishes the construction codes enforced locally and that licensed contractors, insurance, bonds, and registration requirements may apply. Class 1 projects may also need an Indiana Construction Design Release through IDHS. A state design release is not a substitute for the regional local permit.

Inspections, zoning, and occupancy

Contractors can request inspections by calling (812) 436-7867 or emailing the Building Commission’s inspection-request address. The MUNIS Citizen Self-Service system lets users view permits and inspections; the local guidance says permit status, scheduled and completed inspections, and printable certificates can be retrieved using the application number. The commission also publishes permit history and GIS-based records.

Area Plan Commission review may be required for zoning certificates, site plans, subdivisions, floodplain development, and Improvement Location Permits before building approval. Complete all required building, trade, fire, and final inspections before requesting the applicable Certificate of Occupancy or other closeout record. Do not begin work that requires a permit before the permit is issued.
