The Municipality of Anchorage Development Services Department, Building Safety Division, is the primary building-permit and inspection authority for work within the Municipality’s Building Safety Service Areas. Its permitting process can involve structural, architectural, electrical, plumbing, mechanical, fire, zoning, land-use, and private-development reviews, depending on the project.

How to apply for an Anchorage building permit

Start with the Municipality’s permits and inspections guidance to determine whether the work needs a building permit and which application materials apply. The Building Safety Division accepts permit materials through its permit counter and online systems. A complete submittal commonly includes the project address, parcel information, scope and valuation, plans, contractor information, and any required zoning or land-use approvals. Commercial work may also require ePlans and discipline-specific reviews.

Anchorage’s CityView portal and Building Safety permit-information system are useful for permit records and project status. Search by permit number or property address where the system offers that option. A CityView result is not a substitute for confirming the current permit conditions with Building Safety when a project has multiple reviews or subpermits.

Anchorage inspections and certificate of occupancy

The official inspection schedule says the builder or contractor is responsible for requesting inspections and generally must provide at least 24 hours’ notice. Requests can be initiated online or through the 24-hour inspection line at (907) 343-8300. Keep the approved plans and permit card available at the job site, and do not cover work that must be inspected first.

Final approval can require structural, electrical, plumbing/mechanical, zoning, fire, and other inspections. Anchorage’s inspection guidance states that all required inspections must be approved before a conditional certificate of occupancy or certificate of occupancy is issued. Commercial projects may also need an approved final as-built survey and confirmation that zoning conditions, parking, access, and life-safety systems are complete.

Anchorage zoning and plan review

Zoning and land-use requirements are separate from the building-code review. The project site, use, setbacks, parking, access, and conditions of approval can affect the permit path. Confirm the applicable Title 21 requirements and any site-specific zoning conditions before finalizing plans, particularly for commercial work, multifamily construction, change of use, planned developments, and projects outside the ordinary service area.
